    Hi all,

    What do you guys think of Hawthorn apartments? Does anyone know the area? I know houses are in the 2mill. What do you guys think of the suburb?

    One of the best suburbs in Melbourne IMO, particularly the areas near Glenferrie station. Close to schools, shops, cafes, restaurants, trains and trams. Only a 10 or 15 min train ride into the city. Probably also one of the safest as well. I would have bought in either Hawthorn or Camberwell if I could have afforded it!

    I very much like this area, keeping my eyes open, I suspect over the next 2 years there will be some little gems that come to market

    Good area - I work there and walk at night etc - never an issue.

    If you want to rent it out, plenty of clientèle....

    670k+ may get you a decent property in good location.... not an expert, still learning

    No budget for us
    We are travelling at the moment, got a project to move on with early next year but wknt be buying anything else anytime soon.
    I was just interested to see where the market was at around there. To me it seems decent value still....
    Im from bayside so that side of town is a bit foreign but i can see the appeal

    Value compared surrounding suburbs??? I guess that is what you mean.

    The Melb market is so weird I think this blue chip suburb is good value compared to outer burbs.....some sort of imbalance here:p

    Hawthorn is one of the most beautiful suburbs we have in Melbourne. A friend of mine lives there and I always look forward to the catch ups he organises at his place. :)

    If I could afford something decent there I'd buy in a heartbeat!

    Am told that the period homes are tightly held, by this stay in the family.

    There is not much to not like in Hawthorn.

    I also like South Melb, I think less bang for your money here.

    Who knows, its all about cycles, Melb been going hard to so long.
    If you look at past evidence regarding growth... don't get caught up with blue chip, it does not necessarily out perform... its a fallacy . Proof in the pudding, look at the movers and shakers at the moment in Melb market.

    Same in 2008 Boom in Melb (GFC), star performer.. good old Broady, who would have thought?

    Same in Syd, it was West suburbs, the ugly ducklings that started the boom, affordability and immigration. It has had spectacular growth, greater than some of the blue chip suburbs.

    Different scenario if its your primary residence, same rules don't apply:)

    I don't think "gentrification" is the right term for Hawthorn.

    "Modernisation" yes, but not gentrificaiton. It always has been one of the "blue chip" upper class inner suburbs, along with Canterbury, S/Hills, Kew etc.

    In my humble opinion it really depends what you are after, be it investment or place to live.
    There are a fair few developments happening now and in the future in hawthorn and surrounds. It is a fantastic area that will always be in demand for afew reasons, proximity to schools, city, transport etc. 70% of my work is in the areas mentioned, fantastic area but for me there are better places to buy apartments/units, a house in Hawthorn absolutely, an apartment, not my first choice.
