Have I made the right choice here ?

    Hi

    Probably being overly pedantic but I thought Ill just get some opinions from some experienced people
    I have already bought land

    I am about to sign up with a builder tomorrow morning

    Ill cut out the fine details and just keep it short and sweet

    Basically been looking around for an investment property with a 4,2,2 build for investment, came down to 2 builders I liked

    Builder 1 -
    Sales guy much better and easier to deal with
    House is 4,2,2
    Sales guy has been very upfront and told me to cut items out to save money and do it myself or get my own tradesman
    Smallish kitchen, a little less storage, no alfresco
    20.3 squares total
    Total cost after adding my own DIY inclusions $215,000

    Builder 2-
    Sales guy has an ego it seems, wouldnt tell me any prices on items I could do myself or allow me to to delete any inclusions to do myself ( hence no money saving for me), difficult to deal with
    House is 4,2,2
    Nice size kitchen, extra island bench and storage
    Alfresco
    20.6 squares total
    Total $237,000

    $22,000 difference

    I guess I am just thinking is that difference for the more expensive one and putting up with a difficult salesman worth it in the long run for:
    Value of the property?
    Growth?
    More yeild from rental income?
    Easier / quicker to rent?

    By the way I don't plan to sell this house for a very long time maybe even after retirement

    I would choose option 3 - nicer kitchen but different salesman. If you haven't spent anything and they are already hard to work with, I can't imagine how they'll be once you've signed the contract. I always get at least three quotes for everything anyway and many times, the third one is the best

    Thanks Cimbom yes you are right I should get a third quote
    problem is, my fiance and I do not have very much time at all now ( we are expecting )
    so she'l be on maternity leave soon and need to move very fast and give the builder enough time to draw up plans etc for the bank
    Anyway aside from that if I did choose something that has a few extra perks and is more expensive like he example above. Is it worth that extra 15-20k more in the long term? for investment anyway

    As what i have read people tend to try and buy the cheapest property for investment to get more yeild and return on investment

    You'll never talk to the salesperson again once you've signed the contract. Find out from previous clients what the builder is like to deal with.

    Agree. Don't make a decision based on the salesperson.

    Totally agree and also before signing the contract, request to have a one-on-one (without the salesperson present) face-to-face meeting with builder/supervisor who is going to manage the build on-site to ensure you both get on.

    We did this with our PPOR built and it made the whole experience enjoyable.

    Will you be able to self fund the items which you have taken out of Option 1? If it's in the building contract like it is with Option 2 then it's vastly easier to finance.

    A salesperson is not the company and is no reflection generally on how good the company is or how good their build will be. Ask to go see some recently finished projects and talk to the owners of those builds.

    I already knew the builder when we built ours.

    PS if this relates to the 2 designs that you linked the other day then it really isn't just comparing like for like.

    One is bigger and better designed in my opinion.

    Kitchen is important however $22k is a good saving too. Make sure you clarify everything before signing the contract as every change after that will cost 3x (typical way for builders to make money). If it is a custom built make sure you spend time on your layout, if it is a volume builder make sure you are happy with the layout as changs are hard to be done. Can you get builder 1 to match the bigger kitchen?
