    Has anyone ever used Hashching ? They claim to be able to PRE-NEGOTIATE HOME LOAN DEALS not advertised by the lenders anywhere?

    Their lowest OO loan variable rate is 3.49% backed by big 4 with 100% offset and I/O only.

    My Owner Occupied loan with CBA is 3.70%

    Wondering how they can negotiate that low?

    They connect you with brokers in your area, which doesn't give you much control. Are they experienced? Are they organised and efficient? Do they have good relationships with the finance companies, banks and aggregators? Are they experienced with investment? Do they actively invest themselves?

    I think you are better to find a broker yourself. Ideally by some form of word-of-mouth recommendation. Plenty of brokers here and you don't need to be in the same city. I've only met my broker twice in the 4 years I've been with them.

    Hsbc is doing good rates 3.55% I saw with offset.

    They even lend to overseas residents as well

    Don't most brokers have access to different products which aren't widely advertised?

    They have a greater understanding of the products which would just swamp consumers if all products were advertised.

    Classic bait marketing.

    If someone sells on rate alone and you intend to be an investor or are already one then proceed with caution as rate is less important than suitablity of lender and product inline with your goals amongst other considerations.

    I don't think it includes 100% offset account, redraw only
