    It was advertised on FB to invest in Development projects either at Land acquisition stage or Development stage. Minimum investment $100,000.

    By the looks of it "investors" are providing development finance as unsecured creditors.

    High projected returns = high risk

    What is their track record (from independent sources)?

    Thanks Scott. How Do we check that?

    Apparantly there was another company with same name which went bankrupt and then these guys started this company using same name.

    On their website their completed projects total 20m. This is nothing. They are a speck on a minnow. Be surprised if you found anyone who had invested with them.

    It's so sad that we now have to highlight when we are being satirical or that TV advertising needs to note 'this product requires cooking' etc.

    ABN has only been Registered for 2 years - so, what does their track record look like? How many projects have they completed in that time? (if any)

    What Is The Minimum Investment Amount?
    For investors and projects within Australia, we generally accept any investment over $250,000. The minimum amount may be adjusted at Management’s discretion. Each investor in a project adds an administrative overhead. Restricting the total number of investors in a project reduces administrative work and costs which results in better returns to investors.
    Am I Buying A Property?
    No. You are investing capital into a Unit Trust and you receive returns proportional to the amount of money you invested. The land used for the development is owned by the Unit Trust and the completed properties are sold to purchasers. You do not receive ownership of any of the properties constructed by the Development unless you choose to a buy a property as a separate transaction.

    I do like the line "The companies of Lion Property Group are registered with the Australian Securities & Investments Commission (ASIC) to ensure we are acting in accordance with Australian Law.". Every Pty Ltd company is registered with ASIC regardless of whether they do gardening or provide financial advice.

    The real issue to me is are they on the Financial Advisors Register which is run though ASIC. If they were is am sure they would be promoting their AFR number not their ACN..

    Running their ABN through MoneySmart.gov.au shows they are not registered as financial advisors. I do realise that real estate investment is somehow outside the legalities of normal investment provision - for me a serious reason not to treat their advertising with any degree of respect.

    This forum is a tool to help educate investors and it is my belief that investors need to learn how to do things by themselves and not rely ANY company.

    I mean you only need to hang around this forum for a few weeks to quickly learn that everyone asking about these sorts of do it for you companies are people who are new to the forum/new to property investing in general. That spoke loud and clear to me what 'experienced' investors do.
