Has any seller had a buyers agent contact them?

    Hi there,

    I got a call today from a well known agency in Australia. They said they were a buyers agent and have potential buyers interested in the property. However she said we needed to sign a contract with her to authorise the ability to advertise to her buyers.

    Has anyone had this happen to them before?

    We werent looking to sell right now but would open for the right price. We also dont want this seller to con us into listing with them because we werent interested in a public sale due to all the time required involved in sale preparation.

    Why would you need to sign a contract with her?

    She said to authorise her to advertise the listing to prospective buyers?

    see if they will sign a contract where they dont get paid by you.

    if you pay them, theyre your sellers agent. Buyers agent gets paid by the buyers.

    Think you may have mistaken them as selling agents introducing buyers.

    Not how a buyers agent works. They're paid by the purchaser to find a property. They're contracted to the buyer, they don't advertise nor do they need a contract with you.

    She actually called me up and said she was a buyers agent. But your logic sounds fair

    Ask to see the contract and look at the fees portion?

    If they are charging you they are a sellers agent, not charging you then I guess the buyer is paying.

    Probably wouldn't sign with a cold call regardless, probably a sellers agent using deception to rope people into contracts (guess) as even if you sell with someone else they can make claim on part of the commission (possibly).

    Why do they need to advertise if they already have buyers and why would they increase competition for the buyer they are paid to represent.
