    Someone else said this and I could not disagree more. You don't make the money buying and you don't make the money selling, you make the money with what happens in between.

    I don't agree.
    You have to know what to buy, and for what price.
    Therefore you make your money when you buy. It may not be an instantaneous money gain, but it starts with the right purchases.

    If you buy the wrong properties it can take years to recover. The right ones can fast track your path.

    But that just reinforces my point. It's what happens in between that matters not when you buy it.
    Simply put, you buy a house and sell it the next day have you made money?? Ofcourse not, you have lost a lot of money.
    I know the point you are trying to make but it is in fact not the buying that earns you the profit, it is what happens after that point.

    Buy well, pull out equity, buy again. This is how to make money. You need to start with a buy well first.... it starts with a good buy otherwise nothing will happen.

    If you have brought well, then yes, you can make a profit sometimes the day. Look at property transactions of the Obeid Family in NSW.

    hahahah that is so true! Actually most of their dealings seem to be like that.
    Their investments also spontaneously combust after they take insurance! Where do I get me some of those!

    @Gockie: So is it about timing (buying in the right time) versus time in the market (holding the property) ?

    Different people have diff strategies. For me its both right time and timing. 'Right' time doesn't have to be 'perfect' time imo. Impossible to know exactly when is the absolute best time to buy.

    I try to get the timing 'right', by investing in a state I think is roughly at 7-9 o'clock, then some suburbs in the state I think are at the same part of the property clock, then do my buying. From then on its time in the market's turn.

    @Leo2413 Yes, at least you will still need to know the "investment" clock like the one provided by Herron Todd White group right ?

    Blindly selecting any proeprty now in Sydney this year and paying above median price doesn't sounds right.
