    My 2015 was the same, did 2 houses, 1 being our ppor. Got them all finished up in December. 2016 I'm going to rest up, 2017 will be another reno year but our new ppor which we haven't found yet.

    The worst thing about being so busy with that stuff I did put off playing with my 3yo son a bit. Though he did always enjoy helping.

    No renos for me this year. Did my ppor last year and its now rented out, and everything else is renovated. Even my new office in Adelaide I have leased is freshly renovated with no work required.

    My pet hate is painting, yet I always seem to be doing exactly that, since I was a kid, actually been thinking of giving up on the dislike and offering to do it for a fee along with other minor works.

    I find painting the most easiest bit, just boring. If I start hating it I will do one room at a time, this way I can see things being complete which motivates me some more. It takes a little extra time though.

    I've been renovating in my spare time the past 3 months. Half way through it was really tough mentally, having hardly any free time to do things I like. Seeing the offset account balance drop 20% due to purchasing materials.

    I'm close to the end and now I'm starting to really enjoy it again.

    Last week a friend came and helped me for a day and a half gardening. It made it so much easier and fun. Music also helps pass the time and makes it more enjoyable.

    Yup the last part! I've had friends and family visit / help which kept the motivation going.

    I found music helps during any reno and it also really helps when you are cleaning an airbnb for the nth time.....

    I don't mind painting, as long as the prep work is minimal. I hate filling cracks, sanding plaster, caulking gaps, and all that nonsense (and yep, I know that great prep is what leads to a much better finish). But once I've got a brush or a roller in my hand, I'm a happy girl.

    All the prep is what I was alluding too, walls are never clean either, need a few goes at cleaning first, and ceilings, fun in winter

    Yes.... a few pairs of womens undies.. I've found them in the laundry and once in the bedding :eek:...(I'll add, nice ones too), i've also found some socks, a large foam muffler thingo in a plastic bag for some microphone equipment a TV producer used while staying, a nice handtowel, nice handwash. More normal stuff is shampoo and conditioner (Interestingly had one group leave 4 bottles... half of the bottles completely full and unused :eek:), and I find the odd book for my book collection.
    And you sometimes get guests leaving you presents. Sometimes gifts from their home country (food gets the thumbs up!). Sometimes half a fridge full of food. And there was this time when guests stayed for their honeymoon and left me a big bunch of flowers and a lovely note (a lot of guests write nice notes). :p:D

    When we renovate homes and flip them I tend to outsource all off the work. Yes I make a smaller margin / profit at the end of the project but in the mean time i get to use my time on things I am skilled at.

    You'd prob do better if you kept them
    - selling agent costs / taxes to sell
    - sd to reenter
    - depreciation on newly renovated house

    All those things need to be weighed into your return

    100% agreed, we have a few investments that we have kept but I also usually flip two projects a year. Great way to increase your cash flow....

    Interesting.. So even though your taking a hit with losing out on some of the selling costs etc it helps that paperwork side for the next loan /s with more income generated? Say your 2 flips generate 15k profit, this is seen as 30k income? Is that correct? So flipping could be good for low income earners or semi-retired etc to boost income?

    I'm planning on doing a quick repaint in 4 days of a 4x2 house in Feb, tenants vacating so I thought why not. I haven't been inside this house in 8 years:eek: Looks okay from the Inspection photos.
    After that I've got one half of a duplex needing some love, a repaint and assessment of the kitchen/bathroom. I plan to see what needs doing here and outsource as neither places are local.
