    Simply not worth the effort

    As others have mentioned an absolute **** magnet

    In my experience, when I'm struggling to get enquiries through agents. I put up an ad as a last tesort
    And I get
    A million emails
    All with sob stories about dying relatives, escaping from abusive spouses, being homeless
    Offering more rent than advertised
    Offering to move in without seeing
    Desperate to look at it

    What happens is none will reply
    None will turn up at the open or appointment
    All will fail the tenant check abysmally

    Great points.

    From this side of the table, I also see private landlords get fed up with the hard work they can be and bring it to an agency. Some of them wonder why the rent is lower too - market rent is say $300 but they were getting $320 before. Exceptions to every rule of course, but tenants who would pass screening find properties easily and the ones left over have to resort to those higher cost private landlord ads.

    I've had good experiences with tenants from Gumtree on a property that I self manage. But are you saying you also advertise on Gumtree as a PM for other people or just for your own properties? I'm looking into getting a PM that would advertise on Gumtree too because I feel I got a lot more hits from gumtree than any other site..

    Not really sure what you mean- I advertise on Gumtree for the properties that I manage.

    Yep answered it Tom. I was trying to say your personal properties or your PM ones.

    Do you feel you get extra hits from advertising there instead of just say a realestate.com.au?

    About 70% of enquiry comes from Realestate.com, 15% from Gumtree and 15% from the other 15 portals we load to.

    Yiu could pay $50 to zero and get your add on real estate.com.
    That was great experience.
