Guinea pig pet request by tenant

    Current tenant in our Brisbane IP (house) has made a pet application for guinea pig (for their daughter). When given the choice, we generally choose a tenant without a pet.
    I had another IP where the tenant's cat became fascinated with round dots on the wall paper and started scratching the wall paper off and whole thing needed fixing.

    Just wondering what experience forum members have with guinea pigs as their own pet or in their tenants in IP. I understand the guinea pigs can cause some damage to the lawn (do they like digging)?

    We are generally happy with this tenant (family) who is otherwise looking after the property well.
    Do you think rejecting their pet request would put them offside or they are less likely to renew their lease at the end of the lease? We have been otherwise very good at meeting all their maintenance requests.

    Guinea pigs do damage the grass as the cage is moved around the yard. But if a good tenant wanted one I'd allow it. If your grass is "show home ready" maybe you could write something in about them replacing a few square metres that are damaged at the time they leave (from Bunnings). I wouldn't probably bother, but that is an easy fix.

    I'd go with it. Show's that they're courteous by making the request - a lot of people wouldn't think twice about asking and would just get one.

    We have 2. Nice and relatively quiet. They do damage the grass though as others have said. We keep them to an area at the back out of view, so not so bad.

    I've approved quite a few of these little critters and never had an issue. As someone has said, the best pet request you could probably get and will help build some further rapport if they're planning to stay long term.

    They can be stinky if they're inside.
    Gotta make sure they clean their little house.

    Just say 'no' if they want gaffer tape.
