WA Guildford v Midland

    Not really a where to buy but just a opinion question about the two areas in terms of demographics

    Appears Guildford is a lot better place to live from reviews and crime statistics while Midland appears to be quiet low socioeconomic with a higher rate of crime etc. Prices also seem to reflect this with midland appearing to be half the price

    On maps they appear to be nearing neighbourhoods (some points are just a measly 2ks away)

    Any opinions of a comparison of the areas

    Also Hazelmere which compared to South Guildford just seems to be divided by a rail track at some points. Prices seem to be same but blocks in Hazelmere seem to be significantly larger (though houses are older - compared to shiny new stuff). Any opinion on Hazelmere?

    Which gets to my last point - while many positive reviews of Guildford doesn't being in close proximity to Midland (with negative reviews) also have residents being affected by the flow on of negative factors?

    Have you lived in either suburb or driven through streets in both areas?
    Guildford is much nicer than Midland in many ways and prices simply reflect this.
    Not sure what you are asking.

    I noticed most of that area is small lot housing

    How about just to the right (few hundred metres from the cake shak) in Hazelmere where the blocks are a lot larger

    Unfortunately familiar with neither - so just a starting question

    Appreciate the reply - just based on map locations does negativities of Midland being such a short distance away flow into Guildford (crime etc)

    Also in terms of Hazelmere being just a short distance either towns where does it compare to or is it more its own feel with own pros and cons (can definitely see that with larger low density housing)

    I am sure there are suburbs in Sydney the same. You just avoid them. Midland is one of those for Perth people.
    Again in Sydney. Suburbs next to each other different post codes large difference in value and desirability?

    Im sure there are suburbs similar and/or even worse though ive never seen such a large difference in prices in closely located suburbs in Sydney(appears more like USA real estate). Closest example I can think of might be Woodridge and Underwood in Logan QLD but even the the northern end of woodrigde does appear nicer

    Guildford was settled in 1829 simultaneously with Fremantle and Perth, it is heritage listed in it’s entirety and is zoned R 5. It only has about a thousand homes and is completely contained within the boundaries of the Swan and Helena Rivers, it is tightly held . There may be fair buying but only on a main road, there is no comparison to Midland. There are nice pockets of South Guildford but all are under the flight path. Hazelmere is under rated with nice big blocks and a nice amenity, lots of infill occurring there.
    Guildford has more and more aspirational wanna be twats, IMHO, they will draw a huge distinction between Guildford and South Guildford and this will be reflected in price.

    Appreciate the reply - I was looking at the market and was thinking the same when I saw Hazelmere but then again with the proximity to both Midland and Guildford and wasn't too sure. Though it appears it wont be long before most of the larger lots are subdivided up - can see a few happening at the moment

    Price is reflection of which is the better area

    @gach2 as you've most likely guessed the pricing is a dead give away and raises the question of why - it's mostly be answered above

    1. heritage/historical appeal of Guildford. Yes parts of midland is the same age but due to it's small size it's more predominant in Guildford
    2. size: leading on from 1. Guildford is tiny and very protective of it's look/feel. Midland is vast and I'm talking HUGE in comparison. Midland is a suburb as well as a town.
    3. flight path noise - Guildford actually suffers this more than Midland but everyone ignores it in Guildford. The noise levels constrain infill development in Guildford/South Guildford and surrounds. Perth is a 24hr airport (no night shutdown) so there are certain suburbs that are quite affected
    4. Social housing: due to it's size and ammenities Midland has a truck tonne more of it. If you want to count the specialist "ammenities" go to google maps and see how many bottle shops and fast food places there are in Midland. Guildford would rather burn itself down than allow a Macdonalds even though it's the same Council.
    5. The train line: the Midland line is special. If you drive to the train station to catch it you drive to Guildford and park there not to Midland even if it's closer.

    There was a saying at my Bassendean Mother’s Group 20 years ago for the character lovers, “If you can’t afford Mount Lawley, buy in Guildford. If you can’t afford Guildford, buy in (riverside) Bassendean”.
