    Hi everyone,

I have a feeling that this is a condensation issue and we require extra ventilation in the kitchen but keen for your thoughts. This is at the other end of the kitchen, furthest from the stove, near a window.

    Fwiw this is ppor.

Insufficient preparation before painting would be my guess.

Like sugar soaping off grease, had thought that could be one potential cause. The previous owners did a pretty slapdash job. Cheers for your thoughts.

Or moisture coming through the plaster....

If there is no moisture (fix the root cause first) then prepare the surface with sugar soap, for surfaces such as this I also like to use Zinsser as an undercoat. It is an amazing product.

It's definitely moisture issue, esp the second picture. Your gutter or roof may be leaking. Fix that and as Ben said apply a coat of Zinsser after scraping the flaky paint.

No primer / sealer / undercoat used on the original paint job

sealer allows the paint to bond to surfaces especially the plaster joins
    and especially in wet areas
