Guidance on Floor Plan - Renovation

    Hi,

    Been throwing around the idea of renovating and have finally decided to go ahead.

    Was wondering if anyone can share their ideas.

    We basically want to connect the garage to the house and end up with the following:

    Living
    Study
    Rumpus
    4x Bedrooms
    Ensuite in Master
    Powder Room (near the living room, predominately for guests)
    Centralised Bathroom (near the kid's bedrooms)
    Laundry
    Butler Pantry
    Open space kitchen with living and dining

    How exactly are you going to join the garage to the house?

    Either via extending the back or extending the right side of the house.

    This appears to be a complete redesign so has many options.
    Depending on budget & your intention could gut the whole house & design to suit your needs or if budget is a factor, you could keep the front similar & reset the back with option A.
    Redesign the kitchen, butlers pantry, another living & study along with adding the master & ensuite in the area at the back of the house. Effectively this becomes a big extension option rather than start afresh.
    Really up to you though.

    Budget?

    Extending the side of the house could reduce the valuable northern light you currently have in the living areas.

    Hi I think this is great!

    def option a. Move the kitchen. Create a mud room from the garage via a door on the south aspect, then move the kitchen. Use the space where the kitchen is to create a tv nook. En-suite and master at the other end.

    I wouldn't extend the right side of the house, as you'd loose the garage. There's no way to drive a car into it with that option.
