It really comes back to what their definition of "gutted" the interior means !

Ripping out the existing fixtures (kitchen carpet and such) is completely different to gutting back to frame (as replastering the place could cost $20k alone) !

They did render the place themselves (and prob painted throughout), but the slab in the backyard wouldn't have been cheap $5k+ (plus council permits and roof structure) the larger doors/window to kitchen/living another $5k, carpets throughout, new kitchen, bathroom, ensuite, laundry....

Possible for $90k, but as first timers maybe as much as $120k
    *even decorating costs ?

It's a beautiful reno, but as far as saying they've created $300k is concerned, well, we're in a boom. I'm inclined to think @Stoffo is on the money with the reno costs. You've got at least one wall removed, new kitchen, two bathrooms, bi-fold doors (they're expensive) flooring, patio, little deck at the front, painting, render, roof restoration.
