Keen to hear creative ideas to sneak in a few extra ten's of m2 in a small block build - I hear builders suggest things like storage rooms but I can't find a definition in the LEPs of the areas I'm looking at, or the SEPP Housing Code. It's for a PPOR knockdown rebuild, I'd be pretty stoked to get an extra bedroom out of the entire effort.
Alright I got an example. Say for example a 500sqm block, the LEP gives 0.6 FSR = 300sqm total floor space, and the SEPP gives 290sqm (as per New dwelling houses, renovations and extensions | NSW Planning Portal). Now, can I get the best of both worlds somehow? For example, can I build to the max, under DA (enjoying all 300 + alfresco + balcony etc). Then a few months after OC, I apply for a CDC to get a granny flat - any creative ways to get this through? e.g. I can get a new surveyor in to measure everything up again, treating certain rooms as 'outdoor areas' (maybe I'll remove a window here and there), to free up 60m2... or other creative ideas along these lines... ?
The SEPP for granny flats only allows 50% fsr so you might find it hard to get the granny flat in there. That’s if you’re building in NSW. Both the house and granny flat together can only have a fsr of 0.5/1
