    hello I went to auction here in greensborough a decent size unit, 2 bedrooms just near shopping centre and there wasnt a single bid even at $350,000. The unit was very nice when i walked through, the only thing i noticed was that traffic was noisy from Grimshaw street and the other main road. just wondering peoples thoughts i should have bought it or not? thanks.

    Y-man I am not experienced enough to give others opinions...…...but I know it is on busy Para road near the train line...….do not see much capital growth...but can be cash flow play...……..

    Yea I wouldn't buy as investment it was to live in myself
    ok thanks whoever bought it could have got it for $350,000 but no one bid so why would u pay 25,000 more for it during the negotiation ?. It's a great suburb and good unit but I don't think it's a good investment so may have been a home buyer ...

    Because 350k is the vendor bid. When selling, you generally set the VB at about 10%~20% below you ideal price, and put it up for sale at the ideal price.

    Just my comment on the actual prop - we would avoid this one. It's an one hell of a slope (see first photo) and and there could be building issues with ground movement etc.
