North Shore is great. If you dont have kids.

We went to Pymble markets , looked around hang on no toys, hang on no kids. Making a b line for the exit our 3YO who might have been enjoying her unique status started crying ( admittedly quite loud and annoying).

At this point a senior wearing a silver mop. Well it seemed not to have the blue plastic thing that screws into a mop handle, so i guess a wig . Anyway she threatened to call docs if we didnt stop the kid crying.

Keep looking on the older side.I think thats the best bet for you. Quakers hill is currently difficult to get in with your budget due to lot of competition but try offmarket before the open home if you offer is reasonable, you should make it.

I was actually thinking about off market, do you have any tips on how to find an off market house?

Just keep going to open homes and send inquiries about properties. The idea is to get into agents' databases. Once you are in the database you will receive off market opportunity emails.

I know the area very well as I lived close by for many years and still have friends living in Rooty. I even had an IP in druitt for sometime.

Not bad. Just don't be stupid. The stigma is there for sure which has its reasons. Quakers hill is a step up but just a few steps I say....

Keep going to open homes and let the agents know that you are interested to know about Mid week/off market properties. Let them know you are keen

I have let a few agents know of my interest but i dont think they were interested. I actually think some agents get s many buyers to attend an open home as they can to make the propety look more in demand.

I was thinking about dropping letters to some mail boxes. Do you think thatll work?

Nope will not work. Buyers agent or the realestate agent your best bet
