NSW Greater Sydney suburbs under $550k, for FHB?

    Hi All,
    Thank you in advance.
    I have recently created my account on PropertyChat and this is my first post here. Are there any suburbs in Greater Sydney with house prices below $550,000 that can suit FHB (First Home Buyer) with non-school going kids (under 5 years age).

    any particular suburbs in that area that you think should be a good starting point to search?

    House and land in Cambridge Park and Gardens is still very possible, we helped a FHOB earlier this year. If you are lucky you might be able to get into Werrington as well.

    You may be able to find units in Merrylands, Wentworthville, Pendle Hill, Girraween, Toongabbie.

    Just don't buy OTP :) as valuations won't stack up.

    The mt druitt suburb itself. Although you may get a townhouse for that amount because units are now pushing towards 400K there.

    Try to stay in mt druitt avoiding the greater mt druitt

    Staying away from OTP is a good advice. I am not interested in units at all. Are there suggestions around houses plz?

    In which case... stick with Mt Druitt area if you can. Good luck :)

    Next suggestion would be looking at Kingswood (around the vicinity of the NEPEAN Hospital) and Penrith (South of the train line). You would be able to find a decent 3br townhouse or villa within your price range.

    Houses - as Gockie suggests, you'd need to look at Mount Druitt 'satellite' suburbs (not Mount Druitt itself).

    If you want a large block of land in a livable house that doesnt need extensive reno you wont be able to find anything for that price.

    If your lucky in Willmot, tregear, shalvey etc....Mt Druitt you wont get anything for $550k that I personally would live in in terms of whats been done to the house itself.

    (i.e) Below example. Interior has been fixed and outside looks decent. It will sell for the upper range of that so probably close to $700k. For $550k no chance to get something like that.

    Cheaply renovated Willmot place. This will sell for around $550k.

    Something like this in Tregear sold for $610k which is already $60k above your price bracket.

    Affordability is the MAIN driving factor now in Sydney. I was talking to an indian colleague today at work. He's on very very good coin and raising 2 kids under 5. Wife doesnt work. He has been trying to save $100k deposit for years and years still hasnt got there.

    There is not much choice now even for people making well over $100k a year. Too many life expenses and bills etc....Just deposit money + duties and all the other fees its crazy.

    Nothing in the $550k bracket that is free standing and livable on the first 2 pages of listings. Most over $700k

    Also in Lurnea 10 Child care centres within a few minutes drive 3 of which are brand new 2 storey centres

    I just bought my place for a tad over $600k 556SQm 3 bedroom

    Next door to my IP just sold(under offer) I cant see price but the agent told me I should have waited as this one went for less than mine.

    So high $500k is achievable.

    This is the one a few doors down. I will see what it sold for Advertised $630k and u. Agent told me it was below that.

    But is it a right time to buy at all? Won't market go further downward even in these suburbs?

    Second that for Kingswood and Penrith area. Also, there is the University of Western Sydney in the area and think it's the only area close to a university that's affordable.
