    Both areas are reasonable and good infrastructure relatively close to city
    Not sure on $ of these areas not looked lately

    If you could develop block at later date this would be a clear winner for me

    Why is Belmont so affordable? Location wise it looks great.

    Belmont pros:

    Near CBD and airport (for FIFOs)
    Major shopping centre
    Good bus services (if on the main routes)

    Belmont cons:

    No train
    Flat, featureless and dry looking
    Rough reputation with high unemployment
    Possible aircraft noise

    I agree with @Spiderman and would add to that:

    Pros
    - established infrastructure and parks: cinema, pool, gyms, library.
    - priced well
    - lots of redevelopment

    Cons
    - does not have a really good primary school or high school

    I think the school thing is a big reason why prices aren't higher

    Heathridge looked like a good option. Perhaps consider Craigie as well, which is a couple suburbs closer to town.

    Aircraft noise at Belmont will be very bad around 20-25% of the time, depending upon season and wind direction. It will vary quite a bit depending upon which area, but it will be there.

    No go on the last 3 unless you're a fan of burnt out cars in your front yard.

    The other two are okay. Commute from Canning Vale won't be very fun.

    20 to 25 ANEF would definitely be worse. I live below 20 ANEF and it's rare for me to notice aircraft noise. I wouldn't describe it as "very bad". I live 2 blocks from Belmont Forum.

    I think some part of Belmont would be worse than were I live and some parts would be better.

    Actually there's a nice pocket in Kelmscott in the hills which is not too far to the train, and not boganville. Also in Armadale area you can look at Mt Richon which is also nicer. Mt Nasura also nice but not as close to the train.

    Out of all the suburbs mentioned, I would go for Heathridge and surrounds. Stay as close to the coast as you can for your price.

    I would be going Hamersly and Heathridge in a heartbeat. Stay away from Belmont....

    This may interest some. From WA Today:

    "Those watching Perth's lacklustre housing market will welcome new figures showing house values in the city rose 1.09 per cent in March after the end of the mining boom sent prices in steady decline over the past three years.

    Data from property analysis company CoreLogic also shows overall dwelling prices rose by 0.97 per cent while units failed to keep pace, dropping a further 0.73 per cent to make a year-on-year drop of 5.51 per cent.

    Over the past year, Perth dwellings have dropped 4.68 per cent in value, according to the latest Daily Home Value Index.

    Overall, capital city home values moved 1.4 higher in March and contrasted the story in Perth with a combined annual growth rate of 12.9 per cent, the highest since 2010."

    Sorry for belated answer but if a smaller house like a duplex is on the cards then there are occassional bargains around Karrinyup/Doubleview which will give you excellent school (primary and secondary) and easy commute to city (even by cycle)

    This type of area is very good for families.

    I'd rent first and then decide if you aren't a local. $400 pw will get you this awesomely located big block and house in Gwelup across from big lake/park for the kids. The local primary school has been all rebuilt and catchment to Carine High and often the kids can also get into Churchlands High as Gwelup used to be in boundary but is no longer but is a priority for out of boundary kids
