    Hi all.

    What are good suburbs to live in Perth.
    Under $450k and accesible to work in CBD.
    Good for family with young kids.

    Quite a vague question.
    You could get a town house/unit in any suburb in Perth for that price.
    You could get a small duplex house in most of suburbia for that price
    you could get a mcmansion in the outer suburbs for that price.

    All are 'accessable' to the CBD - just a matter of method and time.

    I used to have a girlfriend in Moora, and I worked in Fremantle. The commute in the morning was a touch over 2hrs. Was it fun? no. Was it possible? yes.

    I like Rockingham/shoalwater which may suit your parrameters?

    My vote would be beldon/heathridge. 5min from joondalup, not far from the soon to be oceqn reef marina. Lots of schools, lots of sports clubs and i had a pretty good childhood around there. Got joondalup and edgewater train stations pretty close and freeway too.

    I should have said I'm looking for 3 bedrooms and prefer not to travel more than about 30mins by train to work in CBD.

    I live in regional WA atm and originally from Adelaide, so i just don't know much about what suburbs are good to live in and what schools are decent.

    Schools will be important in your decision. That price will get you into Beckenham but the schools aren't great. You can also get into Belmont and Cloverdale at that price but again, schools will be an issue.

    Maybe Bayswater or Bassendean?

    A decent school for your price point will be difficult - depending on your definition of "decent school".

    Why not rentvest so your kids will get a good school and invest in a suburb that does the rest?

    If your prepared to travel to work another 10-15 minutes you could look at the Baldivis area, lots of public and private brand new schools with a young family population.

    I'd still keep my vote with Heathridge and Beldon area given this. 20 minute drive to the CBD and under 30 by train, especially with express service in peak times.

    Lots of primary schools around, and as for highschools Ocean Reef SHS goes well for public school, you also have Prendiville private. it will likely be zoned for subdivion as well which secures the investment with development potential.

    Otherwise for something a bit newer you could step further out to Currambine, but there isn't huge selection at this price there.

    There are definitely some new suburbs on here that look like good options that I didn't have on my radar already.

    Any feedback on these suburbs?
    Cannington, Canningvale, Gosnells, Armadale, Seville Grove

    Good but I don't know about the schools. I don't recall either having particularly good schools.

    Gosnells is bogan.
    Armadale is very bogan.
    There are better suburbs.
    Thornlie is a better suburb.

    No idea.

    I think Darch is ok. Its far out though. Does it have a good school.

    Midland is maybe improving a bit faster than Armadale and Gosnells. It's still bogan territory though. I don't know about schools. I guess Guildford Grammar is an option.

    Problem with far flung suburbs like Valdivia or say alkimos is that you don't ultimately know where your work will be, what if you get a great job offer south of the river instead of cbd and you've just bought in alkimos?

    Canning Vale is a lot less **** than the others there and could tick the box overall, pretty crap PT links but doable, bus to Murdoch station then train into city if that's the destination.

    I'd consider Morley too.

    Judging by gosnells and arnadale being options you're willing to consider a bit of a rough area, Morley is greatly improved over last decade, a lot closr to city than them (around 11km), lots of bus routes, every kind of shop etc closeby needed andclose to Tonkin hwy/roe that takes you straight to a large amount of the potential work areas, in addition to being close to city

    ATM you could get a 4x2 on subdivided block with decent yard etc in your budget

    Fwiw I've got friends in darch and they speak extremely highly of the school there, it's actually a fairly significant reason they plan to stay in the area instead of moving closer in

    Cannington is near a train line and a massive shopping centre that is a pain to park at, never mind get around inside... Very high immigrant population there for some reason too?

    Canning Vale? Miles from decent public transport, at least a 45min trip to the city if the buses and trains align. The older pockets of canning vale are nicer than the new areas.

    Seville grove is even further from pt than canning vale. At least an hour to the cbd. Nice enough estates last time I visited, but built on marsh land (bring the Mozzie repellant).

    Gosnells and Armadale? I've driven through but never stopped long enough to have an opinion.

    If you are looking in these areas I'd also suggest looking around Beeliar and Aubin Grove.

    Yeah your spot on Sanj, I'm lucky that since I'm in IT 95% of my work will always be in the CBD.
