    Agreed. Have heard the rental market is pretty flat in Logan at the moment, my PM says a lot of properties available for rent in in the area. I doubt you will get $350 per week for a 2 bed granny flat unless its very well located...

    Hi biz, I am afraid I don't know those contacts about approvals. He organises everything including approvals and he is currently talking to the council and his engineers.

    The main reason I chose is I feel he is a trust worthy, much experience, and listen to me what I want. Those builders I contacted are building on site, they may have a small modular packages. One I contacted is not the list. he said the full modular is built and shipped from China then transported.

    Im in the process of doing the same

    have done a bit of research and can pass on details but currently extremely busy with IP issues and settling in QLD (just moved up) so if you can wait a week or 2 ill be able to pass on my knowledge - inbox me or remind me to post here

    How did it work with the rent on the first house? Did you have to reduce the weekly rent, as the tenants won't be able to use the backyard anymore and inconvenience of construction site at the back?

    Hi Fumid, I am still with the builder I told befefore. It has taken more time than I thought during getting finance pre-approval, finalising the cost and drawing. Do you have any plan?

    I completed renovation of the front house then rented out in Dec, my rental manager told I had a plan to build at the back so the tenant already knows. The land size is 900ish sqm, it will be split by 600/300 so there are still plenty space for the front house. I hope the tenant won't complain. Have you had similar experience before?

    I haven't started yet, I am also thinking about a mobile home/ container home/modular home, cause I know I will eventually move the house and rebuild so just want the cheapest solution and better can be reused.

    Still have not built

    got the following quotes from the following builder for 3/1/1 around 96m2

    Dixon homes - $116k contract price - have had a good service so far (1 month and ready with contract prices though reviews are bit iffy with the builds)
    GJ Gardner Gold Coast - $122k - ballpark figure for m slab construction
    Not including floor covering/ air con/ window furnishing
    These are brick on slab constructions

    Quotes from local builders have been considerably higher. Most prefer using cladding which I dont mind but there is no cost saving as these have come back with higher quotes.

    Some of the builder's (which I can see have been promoted on the forum) are using returns to catch investors. Have viewed one and can say its a glorified shed (internal fit outs are great for rental) but are quoting 100 -120k for 60-70m2 f/c sheet + corrguated iron sheets on stump dwelling and keep pushing that it has 10% rental returns (remember the land you build it on is not free)

    Just a heads up - Construction industry in Brisbane seems to be cheaper than Sydney.

    Some larger builders have openly showed this on their prices lists where Brisbane prices are aroudn 20% cheaper.

    Remember 150k can get you a 140m2 3/2/1 project home with a few builders in Brisbane
