    Hi all

    Not too sure if this had been asked before.

    I live in the oo ppty at the moment - corner block 540sqm.
    We looking to build the GF to boost up the cash flow at the moment hopeful it will get $200pw rental per room. We locate close to university so i think it will make sense for us to do so.

    Anyhow, I tried to get a gauge whether i can build one - spoke to one friend who advise to get the s149 certificate from council and then going arround to the builder and GF specialist for quotes.

    I did the first step and it come back yesterday. Does it mean that it cant be done using the fast track approval ?

    It means you cannot build a granny flat as a complying development (10 day Private Certifier approval). You'd need to go thru a DA process with an uncertain outcome. I'd suggest you see a couple of granny flat building companies for advice. You'll need to take the whole 149 certificate and the sewerage and drainage diagram with you.

    Do you know if i can use the sewerage and drainage diagram which is part of the contract of sale pack when I bought the house ?

    Yes you can use that. It won't have changed.

    Curious if everything is going well. Which gf builder did you end up choosing?
    Planning to build one here in bankstown city council.

    Peter I'm currently halfway through my build of a GF in Camden LGA, happy to recommend the company I'm now using, if you want to message me.
    I was using another for design and approvals and got stuffed around so went to a new GF company for my build.

    Hi Peter

    We hold on the GF plan since we have new addition to the family.It's bit pressing with sole income to borrow extra fund from the bank.

    Keen to hear how you going with your GF plan though.Good luck
