    if thats the case i think the PM is just being lazy.
    A brand new granny flat should command a decent amount of rent.
    Sack the PM and get a new one.

    With all due respect, you seem to be a little wet behind the ears. If you want to build a substantial portfolio, you need to understand that it is a Business. You also need to manage the managers. If they aren't performing, then you move onto the next.

    LOL! Thankyou for the compliment, but I'm no more royal than anyone else. Experience though, is another thing. You learn a thing or two the longer you've been around and the more property you have. You can't be a pushover. Some PM's and/or tenants can sense that, and make unreasonable demands.

    Fine to some extent. Still I feel, being a professional investor, you might have gained a lot of knowledge.
    But
    In order to understand property, you should understand tenants as well. Afterall, they are the ones who have helped you achieve wonders in property BUSINESS.

    But thats just me. An inexperienced novice. Will achieve something though, by the time I am your age. :p

    I respect experienced investors but I am obliged to share my opinion without taking such things into consideration.

    Property is a vehicle. Tenants create the income. Understanding tenants means knowing what your rights are, what their rights are and acting accordingly. Emotions play no part in the transaction.

    As a business, you want to maximise your income & minimise your expenses. This means keeping rents at market rates, and not giving into unreasonable tenant requests. It also means keeping the property in good condition, and taking care of legitimate maintenance issues promptly.
