    I'm with the install consensus. It's a granny flat in Western Sydney where every future tenant renting in summer time is going to be thinking about A/C. When yr renting at the very lowest price bracket, greater chance of picking up the better tenants by having desirable features at a slightly higher price..

    Should be able do a basic back to back installation of a 2.5kw split system for ~$1,300. Most come with 5 year warranty, then you've got the depreciation benefits which should at least offset my yr maintainence costs.

    Give them a break, put it in and leave rent as is :p

    If the units are reasonably new, gunna be around for a long while, you could go even a package alarm deal, something like this we have over here - 3 Unit Site Special - The Installers

    I paid to put ceiling fans into a property with no rent hike, believing it was a resonable request from good tenents after 4 years of lease.

    Would up rent for air cons though:rolleyes:

    I just replaced ceiling fans after tenants moved in because the remotes went MIA. Strange how it's cheaper to do that, kind've like how printers are almost disposable now.

    Lost many remote's in past. Only buy ceiling fans with fixed controls now.

    Shocking the waste we have these days, long gone are electronics repairers in every reasonable size town etc, just chuck it in landfill and buy another one

    My IP also has ceiling fans with remotes.. I have asked the PM to note this because if they lose them then i want them paid for.($55 each)

    Remotes along with keys and passes should be photocopied and the tenants signs acknowledgement of receipt at the start of each new tenancy is a good practise for all PM's.

    So I called my PM to talk about putting the aircon in the GF. See below the summary of the chat.

    ME: I am calling back to find out if the GF tenant would be happy to pay a bit more in rent, if I install the aircon.
    PM: Look, you'd be struggling to retain this tenant if you hike up the rent any further. $250 is a competitive rate.
    ME: But I thought the tenant just signed a 12 month lease.
    PM: But they can break the lease, it'll cost them 6 week rent to break the lease. But once they are out, you are back to square one.
    ME: Fair enough, can we ask them if they are willing to pay more? If they don't want to, then let's not put the aircon.
    PM: These days people expect aircon in most GF, as they are either freezing in winter or boiling in summer. The street your property's on, is not the most desirable. Recently we had to reduce the rent on a GF on that street to $210, as we couldn't find any tenants for 4 weeks.
    ME: Ouch! Okay how about you get me a couple of quotes, tell the tenant I am tossing the idea. Once I get the quote, we'll take it further.
