    Turramurra .

    Variety of tenants mentioned and variety of rents mentioned from 500 - 600 or maybe a touch more .

    There is a relatively high vacancy rate at the moment , but most two bedroom properties are units with no garden , and most houses rent for well over $1000. Not many 2 bedrooms properties with gardens especially on a quiet street , walk to station.

    Rent will come down to the market demand when it finishes .

    Thanks. Noted your's is a corner block too - for parking have you provided anything on the site or its street parking? Spoke to an agent yesterday and she said 2 key things - 1st being access (corner block works nicely for it) and 2nd being parking preferably onsite.

    There is no requirement for onsite parking with granny flats and with our site , providing it would have restricted either the size of the GF or the back yard . There's no issue with on street parking where we are . Lots of it . Quiet street .

    Well , it's sort of finished ... not quite

    We had our final inspection on 20th Feb at which stage we pointed out various things that needed to be done . All relatively minor things , the " biggest " was a missing light over the vanity and some minor damage to the flooring , other things were the house needed washing , kitchen cabinets doors not aligned and pressing on adjacent cabinets , a couple of minor dings in walls , some paint touch up to do etc , normal stuff

    Made the last payment on 28th Feb . We had a hand meeting on 6th March to find none of the the above issues had been addressed . It was suggested that we should note these and they could be addressed at the 13 wk follow up . We said this wasn't acceptable as we would have a tenant in at that stage and we didn't want any " discussions " over whether something was new damage and we didn't want to inconvenience the tenant any more than necessary

    Three weeks later some issues have been addressed , but not all . Not happy . A frustrating end to what has been a generally good experience .

    We haven't gone ballistic yet as the landscapers are in doing their stuff , but that should be finished by the end of this week and if the other issues haven't been fixed by then we will start getting annoyed .

    The reality is this sort of thing seems to be part and parcel with the building trade and despite the frustrations we're having with the end , they're still probably as good as any builder we've dealt with . The final issues seem to be the result of one person who just isn't on the ball as the rest of the team .

    If we were building another granny Flat , I'd be happy to use them again .

    Echo that thought about dealing with a building company, be it a house and land builder or a granny flat builder.

    It eventually gets fixed and done at the builder's time and convenience, rather than the customer paying the money.

    I rarely see detailed photo’s with rentals . No sign of awning

    I hope they get 650 . Ours would be considered in a much better position . That south side , not walk station . Ours is east side , walk station , near Turramurra oval etc .

    When we first talked to local agents , they were talking 5-600 ( but they didn’t have the finished product to look at and were probably being conservative ) though the granny flat people were saying over 600 .

    It's so frustrating when the final 2% of the job leaves a sour taste in the mouth and has the potential to ruin the 98% that went well.
    Keep pushing to have them done, go up the food chain as much as you need to and be THAT client as sometimes the squeaky wheel does get the job done.

    Yep , and it always seems to be the case . We're doing an internal bifold window at our weekender and they've done everything except they missed the insulation strip ( for acoustic insulation ) at the bottom ...

    SWMBO's doing that today . Faraj who organises everything at the start is fantastic so she'll talk to him .

    We haven't escalated upto now as there wasn't any time pressure , but everything else is nearly finished .

    Has anyone built a granny flat in Bayside Council? I've noticed there seems to be a few in Mascot

    Granny flats are under a State Government SEPP , so if you build to the " code " , it's a complying development and the Council has no say .

    Thanks Cliff. This one would be on top of a garage and on <450m block, with less than 0.9m to the neighbouring property next door and less than 3m to the back of the property (the garage is rear-facing onto a lane).

    There's a few around on that street and the one parallel, just curious to see if anyone has completed one and if it's easy to get the DA

    sounds like you are describing what we call Fonzie flat ? They work really well on lots where the garage is accessed via a rear land

    Ah yes I have heard that term before. Tbis will be my first purchase, so considering best options as an investment and see an opportunity with a property here

    you will probably need to apply to council . Its unlikely to fit within complying development guidelines , which would allow you to bypass council and use a certifier ..... but check with the council you are building in. I’ve seen these approved in places like Ropes Crossing , Gregory Hills , North Kellyville ... so can definitely be done. Truly an excellent / brilliant product for small lots with rear lanes .

    Best to ask a Town Planner that doesn't work at Council.
    Talk to a Private town planner locally.

    Ian Glendinning is our go to person on the North shore and I'm fairly certain he would work generally in Sydney . He was General Manager at Ku-ring-gai for many years and went over to the dark side of the force over ten years ago .

    Is advising a family member on something similar to what you want to do in Roseville . He's advised us on a couple of projects .
