Can we see the design and elevations? I'm super curious what you chose. I'm guess Scyon Linea and a grey and white theme.

He said ( barring weather ) it will be finished before Christmas .

I replied , if us building a granny flat , breaks the drought , I'm ok with that ...

Having just finished ours 2 months ago in Sydney as well

    12 Weeks is possible

Please note they dont generally count until the excavator is on site.

So more like 14 weeks. It would seem you should finish late November

Also get ready for more mess than you think and more rectification work than one thinks,

But the GF builders are an extremely well oiled machine . Enjoy.

How much does it cost start to finish...including designs, application fees to lock up?

    How times have changed :)
When i built my granny flat, it was completed 2.5 months from the day i signed the paperwork!
Good times. That place is still standing after 8 years and still churning out the rent :)

When it gets finished , it gets finished . Would be nice to have it rented before Christmas but not critical . I noticed a few of the negative reviews about some of the granny flat builders ( not specifically granny flat approvals ) revolved about mess and damage to existing structures .

We’re obviously living on site so can watch things closely . The main thing that’s significant is we have new fences around the back yard . There’s good access so hopefully won’t be too much of an issue .

Have made our " Choices " over last couple of weeks . Went out to their office at Colyton and went through these with Belinda ( very efficient and organised ) . Now waiting for the final contract to be completed.

They're sent the plans in to council and when council gets them we have to pay the section 94 payment . Then the Builder has to pay the long service levee .

Pre Christmas not looking likely , but for us it's more about getting it right than fast .

Takes a little while to cross the t's and dot the i's with final choices , finalizing things with the Cerfitier , signing contracts , getting the home owner warranty insurance back etc , but I think everything was sorted out this week .

guess what ... It's raining :) About a month ago when the headlines were full of drought stories , I told Vicki " i know when the drought's going to break " .....

Be a miracle if it's finished before Christmas , but then we have to sort out the landscaping / fencing etc before we can rent it . My guess is some time in Feb before we can rent it . Fingers crossed

Landscaping in Jan/Feb is going to fun - not!
It does take awhile to get the nitty gritty done but it's best to take your time so that there are less gotchas during construction.

Start delayed by recent rain in Sydney , but the mini bulldozer moved in today ! Yeah !!

Not looking good for Christmas , but the site supervisor did say the fastest build he's been involved in with was 6 weeks .

Just make sure you go out there with a long straight edge and level and go over everything seen how some of these granny builders operate.

    hi Cliff

I am thinking of building a GF in Hornsby - noted yours one is in upper north shore so perhaps somewhere near Hornsby.

Can you please share some feedback you got in relation to the tenants GF will attract? Rental guide from PMs?

    thanks
