Granny flat section 94 fee

    Hi, building in Blacktown council. I've got a levy of $6.5k for a granny flat build. Does that sound about right?

    Also, is this a one off?

    60m2 plus 18m2 garage.

    It's 1700 community facilities and 4800 open space.

    I was under the impression you didn't pay S94 fees as the building was under 60m2.

    Though reading this turns out I was mistaken.

    Though in the article linked above you should only be paying $4,500, this could be outdated though perhaps.

    Best to consult a Town Planner imo.

    Botany council used to be 20k. S94 cont for a 60m2. In June they changed it to 12k . Such a joke.

    This sounds about right. I paid about $4k few years back. It's prorata.
    Garage shouldn't trigger additional S94

    Blacktown and Penrith ( and I believe Bankstown) council seemed reasonable with their S94 charges. Else seem over 8k.

    Yep it's a ridiculous fee and not in keeping with the whole 'Affordable Housing' ethos purported by the NSW State Government (specifically NSW Planning) from way back in 2009. Ive spoken to may departments about this fee but Local Councils are protected under the Local Government Act in what they charge and how much. Not even the Planning Minister can do anything to challenge these fees.

    Some Councils charge $0 and the highest I've seen is $22,000

    Some Council's used to charge nothing if you or a family member moved in (Penrith Council did this until around 2011) but as each Council got a sense of the amount of granny flats being erected, many got pretty greedy.

    Just a nasty fee and does nothing to ease the rental crisis. It actually ambushes it.

    Its not good that this is happening.

    It's kind of crazy some some of the section 94 fees being charged. For a subdivision I was dealing with recently, they wanted about $48k per lot!

    I believe the state government was wanting to cap the section 94 fee to be no more than $30k, but in some areas it's becoming difficult to achieve due to all the infrastructure required for environmental protection. In the section 94 contribution plan for your council, they tend to provide costs for the infrastructure they are building. Some of these stormwater detention basins can cost $20 million! When you split those costs up, over the number of lots for the subdivision, it gets expensive.

    S94 fee Liverpool council would any one be familiar 60sqm?

    Easiest way is to pick up the phone and call up council. Tell them you're thinking of building a 60sqm granny flat under complying dev and you would like to know what the s94 contribution fee is.
