Granny Flat + Main House Insurance (NSW)

    Hey everyone. I have a granny flat (unit above the garage really) that I’m going to be renting out while I’m living in the main house on the property. I called to get some insurance yesterday and was told no one could insure the properties if I’m occupying the main house which just sounds crazy to me.

    can anyone suggest how I would go about getting insurance for both places and what companies I would go to?

    Any help would be greatly appreciated

    I've tried westpac, CBA, AAMI, terrischeer.
    Westpac will do 2 seperate landlord insurance, price quite good but no loss rent choice for now.
    CBA will do 2 seperate landlord insurance, old one with rental loss, premium price same with terrischeer, the difference is terrischeer will do one building insurance for house and granny then do 2 seperate landlord policy for house, granny, so 3 policies.And looks landlord policy is same price for different rent. CBA has 2 level of insurance to choose, base and premium.
    Aami put everything in one policy, and they won't ask if you have rental agent and how much for the rental which is weird, price is 20% cheaper than premium CBA and terrischeer, not sure if terrischeer covers more, but guess it's pretty much similar.

    Unsure if you still need help with this however you should have the building covered under your building policy that includes the house and just tack on a landlord policy for rent default from EBM or Terri Scheer

    I use Allianz for both the main house and grannyflat (under one policy) and the total cost is around 1.6 x the cost of main house

    I spoke with AAMI for building insurance and they specifically said they could not cover a property with a granny flat that was rented separately from the main house and even having a separate meter would invalidate the policy
