    Glad it's of interest, pretty slow progress really. Long wait for the Windows, then in a week got to lock up with plumbing and electrical ruffed in.

    Plastering was meant to start on Thursday, but didn't. Once that's done my I'll prime and then fit kitchen.

    What's the external clad? Looking good. How big will your rainwater tank be?

    It's just colourbond, don't need a tank as it just connects to the existing house storm water system.

    The Main house has had the same tenants since I first bought and reno'd it, positive $3k from day one They are a young couple and both work, bit messy and not into the yard much, but overall they have been fantastic tenants.

    Some updates finally, plastering.

    After the plastering was done I painted, undercoat, ceiling 2 top coats, walls just 1 top coat. Then fitted the kitchen.

    Next I did the flooring, bamboo from Bunnings on clearance about $15/m2 .

    Then waited for the carpenter to fix out doors trimmings etc.

    Next was some fencing. Left a decent walkway down the side of the carport. IMG_7448.JPG

    Once the tiler was done in the bathroom the plumber finished off, then I finished painting, kitchen, blinds etc etc etc .........

    Hey mate, just curious if the granny flat is finished and have you been able to rent it out? If so, were you able to rent it out for $250 or more and were there a lot of interest?

    Yeah it's all done, as a matter of fact the tenant moved in today.

    We got $275/week for it, there wasn't massive interest in it really. A fair bit of stuff did come the market at the same time though.

    Initially we had it advertised for $290, after we recently let the main house in a weekend for $280. Comparatively the flat was much much nicer and not much smaller.

    Had a massive weight for the occupancy cert so was willing to try for higher rent (only got it yesterday). I think it has been advertised for about 4 weeks.

    $275 is pretty good... Gives me hope that when I do go ahead with a granny flat, it shouldn't be too difficult to rent. best of luck mate
