    Council would just ask you to wall it up again. But if someone complains, their records would show an approved granny flat. They probably wouldn't care to do anything about it. That's my guess anyway.

    Quite simply its illegal.
    Do whatever you like, but do it at your own risk.
    Make sure its easily reversible in case you have to undo it.

    I just did one. the numbers are good for budgeting. Don't forget a landscaping and fencing budget as well as storm detention systems and service hook ups. You will get better prices but you are omitting so many details.if you think it will be 145 add a 20% contingency sum that you can draw on say 30k that you can draw on if required.

    Has anyone built a 60 sqm 3 bedder rather than 2 in Sydney? If so, did you find that the rent return was higher with the 3 eg were people turned off by the small living area?

    Where are you located? Seems quite expensive to be honest. Do you have construction experience? maybe the trades you are dealing with are providing inflated quotes. Also what is that $8,000 Project Management fee?

    In the process of building now.
    Very similar design to yours also with a seperate laundry and additional toilet.
    Price is almost dollar for dollar.

    I assume since yhis post is 2016 yours is finished.
