    Hi All,
    I am planning to build a 2 bedroom Granny Flat in Western Suburb in NSW. Was thinking to do it a owner builder. But was advised by Fair trading that I can do owner builder only on my PPR.
    Now I need a good builder (not a costly builder) who can help me on this development.

    Can you please suggest some reliable and cheaper builder?

    Not sure what you mean by ready made? I was thinking to do the development as owner builder but later realized that I can't do on the investment property.
    Hence I am now looking for a builder.

    My budget is between 80-90K and want to check if that is achievable.

    You can buy prefab for around $40k
    2 bedroom granny flat / transportable building. 14.4x3.0m | Other Real Estate | Gumtree Australia Gosnells Area - Kenwick | 1115242179

    There's a lot of surplus stock from mining camps that would make for good granny flats.
    Get it delivered for ~$10-15k from Perth, cheaper from QLD?, Council approval + slab + site installation + services ~$20k

    $75k Done.

    Note, only guestimates at delivery and installation. 3m is max load width without incurring lots of extra $$.

    Are you on a level block?
    Any sewer mains to build over?
    Anything to be demolished to make way?

    It is level land nothing to be demolished, only one Gum-tree needs to be removed(council has approved).
    No sewer, clear land.

    Thank you very much for the detail. I looked at it and it will not fit on my property as I don't have 14Mtr long. I can go maximum 12Mtr.
    I will do more search on the Gumtree.

    Where abouts in western suburbs of nsw?

    I'm going to start building granny flats as soon as I finish my builders licence course and apply to fair trading for my licence. Will be early next year before its all finalised.

    Best of luck for your license. But I want to start my building in 1-2 months (hopefully).

    By the way, what are the certifications needed for builder?
    Just for curiosity want to know.

    Do you mean to get the build underway or what certification to get you builders licence? I will answer both.

    To obtain a builders licence you will need cert iii and iv in building and construction plus experience in the industry.

    To get a build underway you will need to apply to council for a development application (da) or complying development certificate (cdc). A cdc will be your best bet for a granny flat as the approval process is a lot quicker.

    Thanks for the details. I was after the builders License.
    I know about the Owner builder license and the process. As I am currently holding one and built my PPR two years ago.
    Cert iii and iv is from TAFE?

    No problem. There's lots of similar stock available on the used mining equipment sales sites too. You can get 12x3 or even 2 buildings that are 6x3. They are cheap but not pretty.. A few $ and some creativity might do the job though.

    We are using http://grannyflatsolutions.com.au/ but i doubt they will do anything under 100k unless it was less than 60m2 and everything was basic minimal, they cut everything on site and nothing prefabbed

    These guys do prefab work and may be a little cost effective, one going up in hornsby now and seen a few on the central coast Granny Flat Builders Newcastle | Granny Flats Sydney | Backyard Grannys

    Then there is Perfection Building i have only heard good things. @Peter Phan might be able to provide feedback as he was recently talking to them
