Granny Flat Builder on Sydney's North Shore

    Hi all

    We've decided to take the plunge and convert our " only used for mowing the lawn " back yard on our PPOR into a granny flat .

    We're on a corner block so we think it should be easy .

    We've got a 19 m wide block and it's around 10m from the back of the house to the back fence ( 800 m2 block ) , so my understanding is that if we have a detached GF , we have to be 3 m from back fence , 1.8 m from the back of the house and 1.8 m from the side boundaries .

    I notice @Brazen seems to get consistently good feedback . Any other alternatives we should consider ?

    We're not looking at this from the point of improving the capital value . Effectively we use the place as a unit and plan to spend more time away so the aim is to give us an additional income stream moving forwards towards retirement

    Sorry, I've only used @Brazen and found him very good. Being out of Sydney however, we had to source our own builder, who took twice as long as was necessary for the building.

    It's been a very good strategy towards retirement for us.

    Hi Cliff,

    We used Serge for the approvals and Blue Gum Granny Flats for 2 builds. They may be connected in some way.

    Very happy with the builds and European attention to detail - but always good to get multiple quotes.

    Hey Cliff try Rescon- had good feedback from another BA and we've had them do site analysis for clients. Seem experienced, knowledgeable and lots of projects in northern districts- not sure if they'll travel NS but worth a shot. Ask for Ramon :)

    If your going through a DA process these setbacks are incorrect. You can have same rules as if you where building another house. Eg 900mm from side boundary

    Unsure whether or not you have a front garage but being on corner allows you many options have a think about doing a 2 storey one and including a dbl garage.

    It would be very difficult to have a two storey granny flat when the regs allow a maximum of 60 square meters.

    However, @See Change - have you looked at the possibility of doing something larger? It's more complicated, and will take more time and money, but if allowed, the rewards will be much bigger.

    The other issue with 2 storey is the height. When you exceed the height of 3.8m your setback needs to increase.

    Anything bigger would need to incorporate the house and , then your looking at firewalls etc and significantly more cost . THE GF builders aren't interested in that and part of the attraction of doing this is the relatively low cost .

    If we have a separate granny flat it also makes it easier to let the two properties at the same time if we want to do that at any stage .

    I had a look at the set backs for a two story and it's not really practical . There's no problem with street parking , so we're not going to worry about a garage .

    If you where clued up on the rules you would know how easy it is to do. Garage space, stairs, balconys etc is not included in the 60sqm. There for you can easily do a 60sqm double garage with internal stair access to the upstairs granny flat . If you want to make any bedrooms downstairs you then call them "storage".

    In syd especially people love garages to park there nice cars but also for all that junk u dont need. Once again if you went down the path of DA instead of cdc you can get anything approved

    Not going for the garage . We want to keep the costs down .

    We know lots of people who have nice cars , but can't recall any of them living in a granny flat .....

    So your main house has a garage then?

    If so thats ok. I thought by your wording neither house nor granny has a garage.

    No , we had a triple garage ( Double with one side tandem ) , now just double and a fully sound proofed recording studio :cool:
