QLD Government 6 months rent in advance

    My property manager has asked me to consider an application from the Department of Communities and housing to house a large family ( 2 parents + 6 children) with unspecified health issues. Department will cover any ‘tenant costs’, and regularly inspect. Rent paid 6 monthly.

    anyone else got one of these?

    One of my friends has a contract with them. It’s a treasure according to them. Often repairs are approved and done quickly by them.

    So you are simply renting to a group (govt in this case) and allowing them to sublet to anyone dropkick they want. I would want to read the fine print to whoever what gets covered, bonds etc. Wonder how well you would do taking govt to qcat.
    I am not against the idea, it sounds like dha or similar. I would just like to know the details eg DHA paint etc once the long term lease is up and are real good at doing inspection. Better then most pm and they do kick behinds of tenants if they need to.

    Yes I have 8 other prospective tenants interested so I’m not obliged to rent to them. But I am intrigued.

    Good risk mitigation strategy, you may even be able to vary your LL insurance for the loss of rent due to non-payment but not damage.

    Btw, my friend’s house in NSW. Rented out with them for nearly 7-8 years now. No issue really. When hot water system was broken, it was replaced at their expense.

    So would I. The department has a head lease, and then they are totally responsible for whoever they put in. I've had a block of units in the past with this arrangement. No vacancies whatsoever, and no maintenance issues. Brilliant.

    We rent a number of properties to DOH and have had very positive experiences. Make sure the PM does a very comprehensive entry condition report so there's no room for argument.

    Things worth mentioning are:
    - DOH tenants can be very precious, some are much fussier than private tenants about non-essential repairs. PM needs to be prepared to draw a line.
    - Many insurers wont cover subletting.

    Sounds excellent.

    Maybe this is a great way to make low risk money and help provide housing at the same time!!

    If that happened to me I would cultivate it and see if I can expand from one to many.

    Tough one! Are they going to have more kids? I guess if all the repairs were paid for it would be a lot better. It sounds like my old tenants. After 3 years of repairs I barely received any rent but it wasn’t through a government department.

    They can make great tenants, ive had a similar sort in a couple of properties coming to 10 years no dramas as such and they maintain and repair some stuff. Rent paid well in advance which is great ansd now that they are vacating they are making good everything and even doing internal and external painting of the property. I Wouldn't hesitate letting out to such institutions again

    I remember as a teen going to visit a friend in one of these houses, the house was kept clean but the tenants in there were off tap, people with mental illness and drug addictions. It wasn't a good experience for my friend in there either as they kept on smashing her door down and stealing her belongings.

    The ADF housing would be my pick, there's been one behind my long term rental since I bought it from new and the govt even mows the lawn for them while the partner is away, the outside of the house and yard is always kept clean anyway.
