Got myself into a mess - have spent almost a year getting 'advice' with no luck - help!

    Why the hell would a firm claiming to be experts in portfolio management need a piece of stupid software to tell you what to do????

    hmmm damn man thats a crummy situation
    if you can afford to hold , hold
    if you can afford the take the hit, take the hit (ouch)
    personally wouldnt sell the performers to offset against the underperformers - learnt this the hard way in shares, would rather cut the losers and let the winners run as they say

    That part of QLD has hurt a lot of people with resources downturn. I would be thinking about what you need to do to eliminate cashflow losses. IO loans - Think of what you can sell at a profit that offsets the losses and look at cashflows after sale. Cut and then hold what you have. Comeback later. Better that than total financial loss.

    I have clients with some impending sales in the area, and some holding development stock

    its still not good, with older borrowers selling and crystallising 30 to 50 % losses

    When you say older borrowers, you mean somewhere during the rise or boom itself they bought, or prior to the boom as well ?

    Anything to do with resource and mining boom is dead and will be for a long while
    the construction phase is done and that where people make all the money during the construction phase

    it is now production and exporting phase, we shipped more stuff out but all done by robots and machine so the money goes to mining companies, not workers.

    I expect it will have flow on effects in the next few years as people earn less and unemployment is high

    Yeah, I grok that, is normal progression.

    I only ask as it seems to have redeeming features, it cannot all be terrible, it has to depend on buy price and lowest rental an vacancy times.

    If you bought before the boom, how would one be travelling ?
