    Hi all,

We have 2 properties in Western Sydney. Both have fatalistic, long term tenants.

I'm starting to get nervy about our PM though. I'm not going to name them on here as they haven't actually done anything wrong.

Just putting the feelers out at the moment, I'm considering a change of PM but want to make sure if we move that we move to a good one.

As I say, no issues at all with current tenants, always been great so the current role is easy but I'm not sure I'd want them in the hot seat if something were to go wrong down the line. I'd rather re-assess things now so I'm ready if anything did go south with subsequent tentants.

So, looking for a good, established, pro-active PM that can be gotten a hold of on the phone when required, knows their stuff and is on top of things.

    Any recommendations?

    Cheers.

Just curious what makes you nervy if nothing's been done wrong?

Fast turnover of PM's, not being told when the PM managing your properties has left until you call for something else. Not too quick at replying to e-mails etc of late. A lot of 'bad press' anecdotally. I don't know, I just sort of got the feeling when I called today and the office line auto-redirected to someone out on inspection, who couldn't tell me who was looking after my properties but that she could help. Nothing tangible, just thought I'd see who else was out there. Quick staff turnovers are always a big put-off to me in any industry. I don't want to wait for a problem to know if there's going to be a problem.

Sounds like the sort of agency where you blink and they have changed managers again.

I use Century 21 in Penrith for my western IP's and they are great.

    I'm with R&W Rooty Hill,
Very professional, perhaps a little lacking with the inspections/personal touch though.
Overall, fairly solid though. I have had worse.

My managing agent is at Quakers Hill but I've noticed that they have rented a St Mary's home out previously. If you want her details, feel free to PM me.
