    Help needed. I am looking for my first IP with a budget of 550K. I am thinking of building a Dual OCC on a land of minimum 600 m2. Based on my search, I believe the only affordable areas that can have good occupancy rates are Goodna / Bellbird Park / Redbank Plains but I am not an expert and would like your help in what to consider. My investment strategy is keep the IP on the longterm for now. Any advise or factors that I need to consider?

    Yes, don't do that!

    I have a friend with a dual occ in Ipswich it's been on the market for 3 years they can't sell it unless they make a loss...

    You could buy two houses in Ipswich or Logan for around 550k and own TWICE the land - and you will have properties you can actually sell when you want to!

    Rental demand for houses in Ipswich and Logan are strong there is no issue if you select the right property and it's well maintained and presents well.

    Remember land appreciates and buildings depreciate.
