NSW Good value property?

    Glendenning NSW prices are down at least 5% from Nov 2017, if not more.
    A friend is looking to buy in this suburb for at least an year now and I think he has done good waiting for it and interested in below properties.

    46 Bellingham Avenue, Glendenning, NSW 2761 (364sqm block and been on the market for a while now.)

    4 Will Close, Glendenning, NSW 2761 (360sqm not more than 2 weeks on market)

    What would you suggest in terms of PPOR(now) turning into investment down 5-6 years.

    cant comment on the value

    but can comment on the loan structure

    subject to the rate spread being acceptable and getting tax advice, id consider looking at an IO loan facility to hold as much of the debt as deductible as possible.

    This assumes the next place will be a PPOR and you will need a loan for same.
