Good Quantity Surveyor in Brisbane

    I'm going to be demolishing an old house (probably 60's build) and I'm wanting to get a QS but I'm not sure who to engage. Fees range from $400 - $800 and I have no idea which company is going to achieve a better result.

    Given that the only depreciation will be on renos, repairs and more recent additions, I'll need someone that can look at the property and work out what has been added in the past 40 years and put a value on it.

    Anyone have an recommendations from someone that they've used?

    Do you need a QS report ? Is it worth it ?
    It its being demo'd you need to determine if scrapping is permitted. May be a waste of time and money too.

    Demo of a property is not a automatic right to adjust for value of items being scrapped

    That's why I want a good QS. I purchased the property in May with tenants in there. I've kept the tenants and they move out in a few weeks. I'll be demolishing to build two more rental properties that will have tenants in them.

    As far as I've been advised, that makes it eligible for scrapping.

    You want one of two reports...Either a QS report that spans back no more than 2 years so you can amend 2 years and get the residual as scrapping (subject to resale of any scrapped items) OR get a scrapping report that simply defines the demo value. The QS can guide the two options.

    Thanks Paul.

    In your experience, is there much difference in the reports produced by different QS companies? They all claim to "get a maximum return"...

    Its would be impractical and costly to obtain two different reports to test that belief. Like anything involving numbers yes there may be differences. Is it material ? Is it worth the expense ? I doubt it. One property may be a bit higher by another provider and another a bit less. If you want to pay the money and put it to the test go ahead...But dont expect the lesser firm to refund you.

    I have always found the large QS firms diligent in their approach and they have the specialist knowledge for their own reports. If they get it wrong all their reports are bought into question and imagine if the ATO issued a taxpayer alert about XYZ Depreciation report Company ?? They arent in the business of making it up to justify the cost.

    I rely on them to get it right. Indeed I learn new things from them all the time. For example last week I learned that when looking at a installed AC unit and ductwork the ATO allow 25% for ductwork and 75% for the plant....BMT taught me that. Useless information fact number 1003.
