Good Feasibility Study Spreadsheets?

    Hi guys,

    Working out feasibility of a few different situations on 2 of my properties. Options being:
    1) Subdivide and build a house
    2) Subdivide and build a dual key
    3) Subdivide and build a duplex
    4) Subdivide and sell the land

    Does anyone have a simple spreadsheet I could work off?

    You won't find a "simple" spreadsheet for all of those scenarios.

    You will need to spend some time carefully identifiying all the costs involved and getting indicative quotes if possible.

    There is a spreadsheet posted here, accessed via Google Sheets but you can save it as excel.

    I'm reviving this thread as I'm searching for a good feasibility study. I've found one for a 5 townhouse development (posted above) but seeing if there are any others out there too, in excel spreadsheet format.

    I use estate master which is the most comprehensive feasibility software I have used.

    Otherwise these excel spreadsheets will give you a rough idea on viability.

    However they don't do a great job at finance (I/R), cashflows, gst and time periods.

    If you're looking for feasibility software that's a little cheaper and easy to use - Devfeas is an alternative as well. I'm pretty sure they provide a free trial to get you started and will calculate what you need such as IRR, cashflow projections, GST calcs, etc as well so you can compare projects with different lengths of time as well.
