I went to Chris Lang website and saw he has written a total of 7 books. Couldn't find any of his books in the local library. If there is 1 book to read, which one should I read?

I also bought Steve palise book too. My feedback on that it's very general and nothing specific I can really use on what to look out for a commercial property.

Chris Lang - i would buy whatever book is available. Plus, see his podcasts called Property Briefings, there are 175+ of them, really good. Compared to others mentioned in this thread, i think Chris provides better info and insights

Engines of Wealth by Phil King was a good read but specific to retail property. That said I still believe much of the content can be applied to other CIP.
