    Yeah, but still prices increasing by 2 and a half times is not something I would count on in any location.

    Having lived on the GoldCoast for 5 years, and never wanting to return, and every time visiting really never regretting that decision.. yeah, people moving en-masse to live there from the rest of the Australia, no. You get over it pretty quickly. If people think Brisbane is uncultured, wait until you live on the GC for a while.

    I can't see it performing any better than the rest of SEQ.. At the moment its coming off a low base of the last few years, but I can't see it continuing up and up.

    Yes. Between Broadbeach and Burleigh its booming. The other areas are being more focussed on overseas buyers and interstate buyers. They will develop nicely as population is growing fast and Asian investment is coming on strong but for best gains stick between broadbeach and Burleigh.

    I agree.
    It's not just jobs that are an issue on the coast...there is a lot of trash and criminal behaviour.

    The following isn't aimed at the two earlier posters who dislike the GC. I am merely making a general post about the stereotype that persists.

    I think that some Aussies have this pre-conceived notion that the Gold Coast equals Surfers Paradise. The perception that the Gold Coast is represented by Surfers Paradise and indeed a few streets where the clubs are is a little off the mark. Remember this is a tourist strip in the true heart of Surfers. The Valley in Brisbane, the Cross and Darlinghurst in Sydney and King Street in Melbourne to name but a few are also places where crime and anti-social behaviour is prevalent.

    Is there crime and some less desirable suburbs (or precincts within suburbs)? Yes. Just as there is in other regional and metropolitan areas............ not only in Brisbane, but every other capital city in Australia.

    We've been here nearly five years and are grateful each and every day that we live in paradise. Mel_C I reckon we mustn't live too far from each other. I walk to the beach every morning and live on a glorious natural waterway. Pacific Fair is our local milk bar. I walk to Broadbeach central with all its cafes and eateries and can do the same for Nobby. The walkability for residents of the coastal strip from Main Beach through to Coolangatta is not only handy; it is now highly sought after. There is also something for all tastes and pockets here from the beach to lush valleys, to the hinterland and affordable new house and land for more family oriented owner occupiers in more suburban setting who don't have a million or more to spend.

    I miss two things from Melbourne.
    1. People (friends and some family)
    2. Streetscapes............. The housing where we live nearer the beach is of older stock and hence very mixed in nature with some old and some new. I left a street that was lined with a canopy of Elm trees. Yep, I do miss that, but absolutely nothing else about Melbourne; and I was born and bred there.

    Thank you for the Paradise in which I live. :)

    the issue I have is that GC seems to have a lot of crime [ and serious ones at that] for the population it has. I know Sydney has it too...but Sydney has the population so id expect it to.

    There is another thread about Newcastle as the next major city, it may be one of them but not before the GC.
    It is amazing to think that the population of the GC in the early 1960s was 33000, now its around 600,000. Amazing population growth, for better or worse I think one day in the future it will likely be the 5th largest city in the country.

    Probably yes..and I'd suspect one reason for that is the proximity to jobs in brisbane. You don't see too many people commute from Newcastle to Sydney for work on a daily basis like gc to brisbane. I've read reports that suggest than in the long term 30 yrs plus, the gc will 'merge' more with brisbane.

    Huh? The latest employment stats out show the Gold Coast now actually has the lowest unemployment rate in Queensland. With unemployment actually poised to fall further and total employment to rise. Indeed many people are moving to the coast entirely because of the employment opportunities. I don't know anyone there who wants to work who is not able to find work.

    Now if you mean on the other hand that unemployed/undesirables type people were moving there, yes there was an element of that in the past. But hopefully as the government continue to crack down on bludgers this problem will continue to improve with those types moving to Byron or Nimbin etc.

    I wonder if/when Gold Coast and Brisbane will be considered to have merged and then be considered as a single city ...

    First point- I'm also referring to to they type and not just number. I'm looking for high wage perm ft jobs - the kind that sydney and Mel are good at...and hence a big reason I suspect of the demand side of their price rises. I think I've spoken about this before in this post.
    Second point- yes..hopefully...no one really knows.it still makes the headlines constantly all the wrong reasons.

    Noted jdp1. The coast definitely could benefit from more high income jobs and sustainable jobs.

    I have no doubt this will happen over time as the coast matures and diversifies. Professional services of all types, office jobs, banking/finance/legal/health care/education etc - all of this will obviously grow. Also potential for IT industy to grow. And we will also continue to see a trend of entrepreneurs who have Internet/IT businesses move to the coast for lifestyle reasons.

    But added to that, I think we need to accept (and actually embrace) the fact that being global tourism hub the coast will also continue to see many many part time type jobs - bars, cafes, retail, casino workers, drivers, hotel staff, musicians, strippers, builders and manual labourers. etc. That's the "Vegas" side of the coast which is just inevitable and in my view adds to the diversity and overall atmosphere of the Coast.

    Second point- yes agreed... Although I'd say it's more Miami than Vegas. Miami too has top quality strippers, bars etc...trust me, I know :) lol.
    First point...probably.. Let's see what the future will hold. They do have competition from Brisbane as well. Brisbane will fight hard for those jobs. The gc does have a lifestyle advantage and perhaps a small/minimal cost advantage...but not the talent/labour pool, Proximity to other related businesses eg suppliers , size, scale, nor connectedness in global trade advantages the other cities have.. Don't know if the lifestyle advantage is going to be enough..

    JDP1 see here for crime stats on the Coast. You can see that crime rates have significantly fallen, despite the population growing, in 2015.

    I put this down to falling unemployment and the introduction of anti-bike and gang laws.

    I moved to the Gold Coast 2 weeks ago (for the better part of a year). I'll be keeping an eye on this thread, and the market, while I'm around as right now I know approximately nothing and would like to change that.

    @Player is pretty much spot on with his insights regarding the Gold Coast.

    I'm from Brisbane and would love to move the the GC for the lifestyle reasons alone which have been mentioned before, however I'll mention the 2 following points:

    1. Unless you work in a hotel, club, or as a drug dealer it's impossible to find work
    2. In peak Summer time traffic in and around the GC is terrible, it takes me 50 mins to drive 50km's to the Smith street exit, then another hour to travel 10km from the Smith street Exit into Surfers. Having said that if I lived there this wouldn't be an issue, but that's not possible because of point 1.

    I would agree...
    this is good news...but don't know how sustainable it is. Perm FT higher paying/growth jobs will sustain it.
    Temp/casual/seasonal/contract hotel, club, stripper, drug dealer jobs as @seanbrissy mentioned wont sustain it. :)
