QLD Gold Coast vs Brisbane

    hi everyone

    We are looking to relocate to Gold Coast in the next 6 months from Sydney but I also want to buy another IP in Brisbane

    I am in the process of getting finance (budget is 320k max)

    What is your view on each market? Gold Coast seems to be rising rapidly and if I leave it much longer I will be priced out (looking at a 3br townhouse in either southport or currumbin as a IP to be rented out and then PPOR)

    Or buy a IP in Brisbane first (looking at a townhouse in either strathpine, kallanger , Kippa-ring) and then buy a PPOR in Gold Coast in around 6 months time)

    Southport is a good spot, as is Currumbin. They are both at different ends of the GC, and will probably both be at different stages of the market.
    Brisbane is also a big market with different places doing different things. Narrowing down suburbs would be a good start.

    No worries.
    Plenty of people have been talking about Deception Bay lately, if you poke around the Brisbane forums I'm sure you'll find some info.

    Gold Coast is killing it, and had a 15% rise in employment numbers this year. I'd love to be a part of that market, but lived too closely to the last Japanese fed boom then slump - it's always been more volatile than Brisbane so I've not bought in.

    Smart people are buying on the Gold Coast over Brisbane and Logan.

    GC ain't bad by any means. However, I'd still be wary of the heavy reliance on the tourism industry. With the low aud, Id expect the gc to have done well...and it has to a fair degree.
    The question I'd ask is what happens when AUD rises...the historical results of high AUD effects of RE prices on GC havnt been too good. For certain pockets that have improved their economy and fundamentals these might fare better in a higher AUD environment in the future.

    I would buy a house on the gold coast if you can...I would not buy a town house in one of the many complexes on the gold coast....high starta and no capital growth. Duplex though may be better option if you cant afford house.

    Gold Coast could be the next area for the Chinese. When we talked to family in China they are asking why we don't move to "the Golden City"

    Gold Coast has never been good long term, it booms and busts. 10km radius of Brisbane Cbd for house or townhouse is a very good long term
    Investment.

    Southport has some more mega towers approved, one bigger than Q1 and part of a 3 story mega complex, many others coming apparently, not sure what that does to vacancy rates for general southport. I personally I'd go for a house. Now the second stage of the light rail has been approved you can now get the train and light rail from Logan directly to Surfers Paradise, so I'd buy in Logan :D :D :D

    I wouldn't touch a unit (especially a new unit) in Southport, but that's me. Gold Coast Hospital as shifted, and there was a long standing oversupply of crappy investor grade shoe boxes already. Lots more can come.

    Good comment, and now Malcolm has approved the second stage light rail you can now get the train from Logan direct to Surfers Paradise on light rail...! Logan Logan Logan :D:D:D
