    An update. A little birdie told me that 14 Albatross Ave place sold for 1.7m. A developer was offering 1.85 but was trying to seek a 5 month settlement period which the seller refused as seller is buying beachfront. 14 albatross was bought for 1.3m end of 2014 with 400k deposit so a pretty decent roi. But also a great buy for the new buyer. Fantastic location. Congrats to both.

    It will happen one way or another. Dunno by who and when, but it will happen. It's too obvious for it not to. It may even be something simpler as upgrading the current services to make them faster and more express.
    The main focus (of politicians especially and the business community) is more on the developments in and around the Brisbane cbd - and will likely be the case for the next few years at the least.

    Just reading page 24 of today's Courier Mail where it says that 'While home values grew just 2.4% in Brisbane over the past 12 months, they jumped almost 7% on the Gold Coast'. I realise that this is just over a year but still believe Brisbane will have its day. I'm disappointed though that I didn't invest on the Gold Coast when I had a chance , 2 years ago.

    I think Briabane will show slow but steady gains over next 5 years with Gold Coast outperforming. But Bris still very good value. Eventually goldbrizzie will be one anyhow.

    Question: Is there anything on the GC around Southport, Surfers etc. that is not a holiday building? It seems that everything I can see under $400k is a holiday rental place with associated pool, management and high strata fees. Not that they make this clear in the real estate ads; you just have to decipher it from the photos.

    Haha yeah I think the APRA changes took at bit of steam out the market in the second part of year but will be interesting to see how things pan out this year.

All markets continued to rise, albeit at a slower place. Sales volume strong. No sign of any rapid FOMO buying yet, which is what we have seen typically in the last few years of any Gold Coast boom. So all looking good for now. As for post commonwealth games I personally believe we will see a significant “halo effect” for 2018-2020.

    Great buy Second Ave Broadbeach. Offers over $435000.
    2 bed ,2 bath ,2 car security, pool NE aspect . $51bc approx, over 200k in sinking fund.
    Magic unit 300 metres to beach. Possibly best unit in block. Good rental. Sold vacant possession. Owned for around three years. Yes i know the owner and if i had the money available i would buy it.
