Gold Coast Holiday Letting Question re:8k fee

    I plan on purchasing an apartment in surfers paradise to use for holiday letting up to 75% of the year and getting up there to use it myself when I can.
    Am I exempt from this $8000 council fee due to being in surfers paradise in a high density area or is it applicable for the entire Gold Coast area?

    Does it depend on whether you use holiday letting management companies or Airkeeper etc.

    Following on from that. What about broadbeach or Southport etc as well?

    Thats was the going rate and is was between $6500 and $8100 depending on the changed use. It wont matter if you also use property (other than making a % of costs non deductible even if the property was vacant otherwise). Your rates also rise. Short term letting under 6 weeks is excluded. After that council can issue a show cause notice and get nasty and can penalise up to $215K or something like it. Its an application for changed approved use ie a DA for the altered use of the property. Check too if the strata has any rules. They may already limit or ban short stays so council approval wont assist.

    Gold Coast City Council doesnt care where if its inside their boundary. They dont guarantee approval for that fee either. It can be refused. I believe you can make prelim enquiries to council for a lesser fee and they can indicate any issue.

    Its anywhere within their council area as far as I'm aware. Its also only an application fee. Non refundable if you don't get approved.

    Most of these ones we've suggested they're better off listing with us as a normal residential rental.
