Btw, I have been reading the forums for what feels like ever.

I even had a login once, but that was deleted for inactivity recently, so now I show up as newbie again, all good

And to throw the obvious out into the world:

I LOVE being opportunistic, with my stumbling block being the actual financing of deals. And I know, from reading and reading over the years nothing new here, I'm sure many agree

Anyway, looking forward to that time in the future when I will have investing fun with the right JV partners, enabling a good team of us to "go for it" and enjoy contributing!!
