Going to waste...small dev sites

    What is a guy to do when whilst looking for a PPOR client in Berry one comes across an off market home on large block of land (possibly subdivision stca) for fair price (anything under $800k is cheap in Berry) which if split creates a block worth maybe 2-300k. Building a house would add more. They don't want it, & I can't buy it, just committed to a JV subdiv project last month. And the 2 developer clients I have been working with are both committed elsewhere.

    Perhaps bring the caveat emptor thread back?

    Sigh. This happens occasionally, mainly with development sites or weird renovation projects. Always another fish out there...

    I thought I knew NSW a bit. Not really! I had no idea where Berry is. So the above 800K caught my attention.

    Look it up on Google map. Berry is located between Kiama & Nowra. About 150 Kms away from Sydney. It is about 7kms away from the beach. Then I thought "Surely prices can't be in 800K range". RE says the median is 790K!! Who said Sydney is expensive??

    Yeah and it's Sydney people who pushed that price up! They came to love berry as the little holiday town with antique stores, cafes and markets on the way to the south coast.

    However there will be a bypass for the highway which will reduce congestion and traffic but may also reduce long term exposure for the businesses there. I don't know if it will be up or down for prices, although it must be nicer for the residents once there's less traffic.

    Towns like Berry tend to survive well as they are a known destination. People want to take the detour. Hasn't harmed Bowral as an example. It's the little service places that suffer from lack of passing traffic

    It will hold steady of not continue to rise. All the oldies and tourists know berry so it will be a good thing. There are some cashed up folk down there!
    The current highway through town is a nightmare and dangerous. They'll have big plans when it's gone! Boom town

    You forgot to mention the most important tourist attraction, the donut van. Best donuts ever.

    And I don't mean donuts like datto does in is vt commo in the gravel.

    In my young days I was there all the time, before my metabolism took a nose dive. Still remember the callouts "Number 90! Donuts and a chocolate moove"

    Dad always used to stop for doughnuts at 6am on the way to Sydney when we were kids.

    Berry is a great place, Someone needs to sign up with Matt @BuyersAgent and grab this development site before it gets lost to an unknowing owner occupier!

    I don't care to think how many doughnuts I have eaten here over the years :eek:
    Bit healthier these days.
    Would you believe I stopped to use the loo there the other day and for the first time I found it locked!!! I had to order a coffee - unbelievable.

    Thanks for the pump @SK Investments :) - its ok if it goes through to the keeper there is always another one coming but I have thought about whether I should put together a list of people who might want to be informed about that sort of thing. Add it to the todo list I guess, all in good time. @Azazel that humour is unberryble!:rolleyes:

    Do you know have a database already Matt you can put this out to?

    Have you done any feaso (even simple) to work out if it's viable project to market to your db as a development site?

    I like Berry. Very nice areas
