Going overseas during contract period - Risks?

    I've done it a few times but things can and do pop up last minute that might need attention. This is usually mitigated by a good chat with your solicitor/conveyancer prior to leaving and making sure that in the state you're purchasing, you have covered off any items that might require physical attention.

    For example, in Queensland mortgage documents must be witnessed by one of only a small group of people (solicitor, JP, barrister, etc). If you haven't received your mortgage documents and head off overseas before this step is completed, it will be very hard to get it done! This step doesn't apply in all states.

    Have a good chat with your team and make sure there is nothing outstanding and you should be fine. Settlement day is really a non-event provided everything has been taken care of.

    Cash purchase Andrew so presumably no mortgage. Not sure if a solicitor can sign the transfer for a purchaser up there but they can in nsw

    And the solicitor could probably ensure a POA is in place.
