    Goals for me in 2016 is to be happy, spend more time with family and friend, keep my job (sorry not in a position to walk away yet) and 1 IP to add hopefully.

    2016 goals would have to be increase my cashflow, etc put up rents. Payrise, And buy three more ip's if banks will allow me to haha. Sort out the most effective way to buy my ppor in 3 years time.

    Most importantly I can't wait to meet my second child due in July, a lot of focus will be here. I also hope to get 2 IP's early next year. Looking in Gold Coast and Adelaide. Have two reno's to do as well, one in Sydney and one in Brisbane. I want to leave my extremely demanding job by the end of year to start my own business. Been saying this for too long now! I need to do it!

    I don't care about boring - as long as it makes good money! Just interested in the numbers as part way through a process myseld that has hit a few hurdles.

    I haven't put anything in detail really. I could do a detailed post of one of the current projects if there was interest. I'd be surprised if too many would see value in it.

    - do minor renovations to increase equity in exisiting IP's
    - increase rent
    - buy another IP at the end of the year in 2016
    - go on a holiday
    - be happy always :)

    Mine are simple and in this order:

    1) Health restoration
    2) Wealth creation (9.5 year plan)
    3) Live every day with my wife as if it is my last, really appreciate all life has to offer

    Question for you to think about..... ok property prices arent red hot but why pay off current home loan first?

    No need for me to think about that question, as I asked myself it years in advance and know what works me, and my investor/risk profile.

    there are many reasons, its just part of my strategy. but i will share one reason. in 2011 i set myself a goal..
    • to purchase a ppor under 250k and have it paid off in 7 years.
    I will have achieved and bettered that goal in in 3 months time, having spent 229k and paid it off in 5 years.

    With a general consensus in the community that boom times are over, and having kept upto date in the areas I am willing to invest in. I’m in no rush to buy the first thing that comes along, and will buy when I'm ready which should be any time after march 2016.

    2016 Goals:

    Save 17% amount for my deposit
    Car paid off
    Hit my goal for my emergency fund
    Hit my goal for my everyday account expenses
    Have a huge wealth of knowledge to better prepare myself

    Hopefully by 2017 I'll be well and truly ready to buy my first IP in 2017.
