    No property goals in the coming year, instead enjoying a break from the grind and looking to follow my artistic bent.

    Looking for acting, musical and comedy roles.

    Not sure whether I should set my 2016 goals when my 2015 plan is not according to plan...

    But by turn of event this year, 2016 will be
    • Settling the land
    • Finalise future PPOR build contract
    • Get finance
    • Build the bloody house
    • Maybe build a pool if I still have fund
    • Move to Melbourne
    • Rebuild my buffer in 2017

    - Finish Management degree, get PRINCE2 certification
    - Allow Wife to go full time Brokering and leave other job
    - Start the family
    - Get current contract renewed

    When you write it down.. It still looks like a lot :eek:

    2015 was a long year - yet it went pretty quick.
    Managed to get a fair bit done this year, so next year will be more relaxy.
    Maybe some more renos.
    Hopefully extract some equity.
    Buy another 1-2 IP's.
    Finish off my studies.
    Go overseas again.

    • Improve fitness-more walking, cycling and swimming
    • Personal and/or professional development if any opportunities look appealing
    • Two or more cash flow +ips
    • Increase passive income by at least another $1k p/m
    • Pay down more debt where possible

    Goals for 2016, need to add some detail and actual measurable targets:

    Personal:
    1. Be the best husband and father I can to my wife and 6 month old daughter. My wife has just started a business that is already consuming a fair bit of her time. Support her to grow it, and help in any way I can with home responsibilities.
    2. With the time and effort it took to achieve most of the goals we set for 2015, I let my health slide, and weight + stress levels increase. Need to reel it in 2016. I have a proper quantitative number but who here really cares, in summary "get less fat" :D
    3. Focus more on being "present", rather than connected to phone, tablet, laptop, TV.
    4. Buy myself a toy for 36th. I am a car w*&nker, so I need to "feed the (internal) pigeons".

    Property:
    1. Tenant the 2 homes from the Wynnum splitter project (completion late December) as quickly as possible in January.
    2. Complete Manly West splitter project in May and get both under contract soon after. Frame should be complete before holidays.
    3. Complete Oxley splitter project 1 in July and decide on whether to sell 1 keep 1, keep both or sell both. Slabs down Jan. This is a JV so more thought required.
    3. Begin Oxley splitter project 2 in March/April (tenanted until March) with view to completing and tenanting both before Chrissy 2016.
    4. Buy 1 "developable" block personally, begin construction of two homes mid year or earlier.
    5. Buy 2 more "developable" blocks with JV partrner, and begin construction on 1, 2 if we can squeeze finance.
    6. Refer 2 "developable" sites to small network of friends and investors, or find more investors to finance while I manage, with a percentage split on returns.
    7. Once AMP comes back online for SMSF investment, buy a property in SMSF, with minimum land size 607.
    8. Keep good relationships with all tenants, and re-let properties with a 2-5% increase if market allows.

    2016 is going to be an awesome year!

    Hahhaha na mate we only pass on stuff we would buy but can't afford at the time. There aren't enough deals in our little niche to do more.

    Not worth time and effort for anything more!

    Usually solidify exact goals during summer break, but key themes for the year will look something like:

    1. Maximising family time/ experiences
    2. Health fitness- bad year in 2015 so really need some focus here.
    3. Property -Buy 3 properties. Likely outer Melbourne. Must be houses.
    4. Take first steps to career change / setting up own business in 3-5 years time.
    5. Enjoy the moment.

    Due to a change in job I was not able to purchase IP2 this year as planned... But my savings are going up, up and away like usual... So IP2 and IP3 will both be next year... Then should almost be able to buy an IP a year after that... Assuming that I still have free rent. If not... an IP every two years after that.

    Focusing less on income and more on work life balance next year. I am also aiming to have ore secure income in my field of interest!

    The free rent 15 minutes from the city on a couple of acres and associated lifestyle is really hard to give up! I get to keep a few sheep, grow tomatoes, cherries, apricots and raspberries. Christmas will be in a waterfront shack at Southport (stuffing my face with seafood), New Years is going to be near the beach at Swansea (kayaking).

    The job prospects is the main draw back.. But I have just secured a four month temporary gig in my field of interest which is a great opportunity to gain valuable experience and network. But is means that I cannot purchase for three months.

    My IP is in Blackmans Bay with lovely views... I purchased last year for $297k (80%LVR), refinanced with CBA for $320k (80% LVR).. So that gave me an extra $18,400 to play with! I am still looking in Blackmans Bay and surround suburbs. I live ten minutes away and my tenants are perfect so life is pretty easy!
