    Yes, I know Bobby was saying it in jest but I meant for an investor to consider buying this property as a general comment.

    I'd be spending 20K more and buying a house in Orange that would rent for over $200 per week. Most are selling for a little more than that now but there's always someone looking for a quick sale. Orange is a rising market so the property may have some CG in it over the next few years.

    More of this and less of "what if X dies, what if Y dies.etc" :)

    Dark Knight, I'm a parent of two renting uni students one in Armidale and one in Brisbane. They (we) sign 12 month leases
    Iike most others. There has never the option of a six month lease. This applies to most kids who leave our rural area to study. They get jobs and stay over the holidays or come home to work and suck up paying rent as part of life.

    I think your right beachgurl, the regional centres are on my radar for capital growth, but not all will go together, understanding the fundamentals of what drives each of the towns is really important as well as where they are in their individual property cycles.
