    Last week. I'm over property investment, we just don't need it but selling for a large loss isn't ideal so we will wait a bit.

    Sorry what do you mean by its increased, are you saying its over or under priced? Yeh I was thinking of asking the tenant if they wanted to leave earlier because they handed in their notice late last year but we convinced them to stay. Might improve its selling potential

    Well you paid 380 somewhere near the peak. Put yourself in buyers shoes - role reversal.

    Also would it sell at 250? Yes. 300 Yes. 350 likely but not definite. Anyway point have to find the tipping point- better to get offer and elect to say no worst case. You're chasing the market down but same gap prevails

    Suggestion: 349+ or 359+ something like that.

    RP Data is given me an AVM of 375K? I don't get why CBA val's are so different. At this point I think i'd be happy with 370K - just want to get rid of it already :eek:

    Nope still holding on with a sh't tenant that doesn't pay rent. I paid 80k more than you a year after you, I wish my potential loss could be closer to your amount! o_O:D The commbank app has yours and mine at $360k :oops:

    Oh i know the feeling ! I just got rid of my tenant, was always in arrears and left the property in a horrible state, only just managed to get it all fixed up : I yeh I guess holding is the best option given this market. When does your lease expire?

    The tenant only signed 5 months ago and stopped paying rent three times. This time there's a court date so just going through the process with the PM now. I will never invest in a suburb in & around there again...

    Yeh same!!! Been so put off Im still waiting for the courts to release my bond. Disapointing though, had such high hopes for girrawheen..

    I'm putting this on the market again I've decided. Going from 335K, big drop but it's just got to go. So if anyone's keen or know of anybody interested in developing in Girrawheen please keep me in mind :)

    Is that the market value? I've noticed a lot of the big blocks are going for 300k or even less these days.
